WM Architects

This two-story, 3,366 sq ft Transitional-Style residence was developed to support the Palisades Rebuild Program and meets all criteria for LADBS pre-approved plans. Designed by WM Architects, a California-licensed Architecture and Interior Design practice. The home reflects our firm’s commitment to safe, resilient, and well-planned living environments. With experience across residential and international hospitality projects, we integrate science-driven strategies, efficient layouts, and material durability into every design. Messiha Engineering, a California-licensed Professional Engineer, was the Structural Designer to ensure compliance with current seismic and code requirements.

 

The plan features an open-concept main level with interconnected kitchen, dining, and living spaces that maximize daylight and circulation. Architectural detailing and balanced massing create a modern yet familiar character appropriate for Los Angeles neighborhoods. The standard configuration provides 5 bedrooms and 5.5 bathrooms, including a private main-floor bedroom suitable for guests or multi-generational living. An alternate layout offers 4 bedrooms and 4.5 bathrooms with a study/loft, while retaining the main-floor bedroom.

 

A central focus of this design is its wildfire-resistant and seismic-resilient construction, incorporating assemblies that reduce ignition risk and improve overall building performance. Key features include ignition-resistant exterior materials, Class A roofing, ember-resistant vents, protected soffits, minimized horizontal ledges, and tempered glazing at vulnerable exposures. The structure is engineered with a continuous load path, enhanced lateral systems, and modern hold-down hardware to meet California’s seismic standards. Mechanical and electrical systems emphasize indoor air quality, energy efficiency, and long-term maintainability.

 

This pre-approved plan provides homeowners with a streamlined path to permitting, offering a fully vetted, code-compliant design that supports faster and safer rebuilding in high-risk areas. It delivers a balanced combination of functional layout, architectural clarity, and science-backed resilience suited for families seeking a durable and adaptable home in the Palisades community.
